Small buildings no longer require completion certificate in Tamil Nadu: Ordinance issued

Small shops are now exempted from getting completion certificate. Housing and Urban Development Minister S. Muthuswamy announced the ordinance in the Rajya Sabha in a few days.

As per the order issued by the department secretary Kakarla Usha on June 28, commercial buildings with an area of ​​300 square meters and not exceeding 14 meters are exempted from obtaining completion certificate. Tamil Nadu Integrated Development and Building Rules 2019 has been amended.

Before the amendment, a completion certificate was mandatory for small business owners to get water, sewerage and electricity connections. However, this has now been changed.

Recently, the department relaxed the norms for getting completion certificate for residential buildings with 8 residential units less than 750 square meters across the state.

Earlier, no completion certificate was required for a residential complex with three flats of less than 750 square meters. The Ordinance was issued in March amending the Tamil Nadu Integrated Development and Building Rules, 2019.

“For the benefit of small traders, commercial buildings less than 300 square meters and 14 meters high will be exempted from getting completion certificates,” Minister Muthusamy announced in the Assembly.
